You’ve no doubt heard some of the nightmare stories of contractors and projects gone awry. You have probably also heard of some contractors who do really good jobs. How do you know which one is which? Read on to see how to check on your contractor and make sure you’re getting a quality job.

Not all contractors get behind because they are intentionally bad workers. Sometimes they get overwhelmed with too many projects or they misjudged how big your project was going to be. Some protections put in at the beginning of a job can help you keep your project moving smoothly.

1. Start by walking through the job with the contractor so you and he or she can both see what needs to be done. If you have worked with this contractor before, this doesn’t have to be as in-depth as it would need to be for a new contractor, but it still should be done. You don’t want to damage a good relationship due to miscommunication or unclear instructions. Every job is unique.

2. Put the job in writing. Once you have done the walk-through, write down the complete list of things that need to be done before the job can be considered finished. That way, you know that the work will go according to plan and no unnecessary or unwanted jobs will be taken on instead. You should also have your contractor put his or her bid in writing, so there are no surprise charges later. Your contractor will be able to be paid promptly based on the progress of the agreed-to job, and you have a way to keep your contractor honest.

3. Have an agreed-on timeline. You will both want to be sure when the project is to be completed by, and also when each of the milestones along the way is to be met. You might want to consider a financial bonus if your contractor comes in under time and/or under budget.

4. Touch base regularly. Regularly here does not mean frequently, but it does mean at steady intervals. Your contractor might not have the time to call you with updates, so make sure you stop by and see how things are going. You don’t want to make it the same time on the same day of the week each time you go by, either. This will also give you the chance to do any change orders that might be necessary after reviewing the scope of work.

5. Make regular payments but be wary of any contractors who demand up front payments. If you have worked with a contractor before, you can feel more comfortable giving a partial payment up front, but for most others, you will want to pay once the agreed-on stages have been completed. Before you make the final payment, you should do a final walk-through and, if necessary, get the inspectors out to ensure the work was done satisfactorily. Only once you are completely satisfied should you declare the job complete.
